12-Month Workmanship Warranty

Most services come with a written warranty upon request. (*Some materials and tasks may have shorter coverage due to environmental factors. For example:
– Silicone in bathrooms
– Outdoor caulking and sealants
– Paint in unheated or sun-exposed areas.

Reliable and honest handyman service for your property

1. Home Repair Strategy Session – $200 flat

Assessment, detailed review, and priority-based action plan:

• Full walkthrough inside and outside
• Identification of issues, damage, aging, improper work, and inflated estimates
• Clear plan based on condition, your goals, priorities, and budget: what to fix now / later / not at all
• For homeowners who don’t know where to start or doubt other contractors’ estimates

2. VIP Home & Exterior Maintenance Plan – $399/month (annual subscription)

Ongoing home care – up to 5 hours of work per month:

• Interior and exterior tasks
• Deck, walkway, fence, exterior hardware, and detail maintenance
• Priority scheduling
• Unused hours roll over (up to 1 month)
• Additional time – $85/hour

3. Home Refresh for Sale, Rent, or Events

Quick refresh before sale, rent, move-out, or hosting:

• Caulk replacement, hole patching, touch-ups, minor repairs
• Cleaning and adjusting fixtures, outlets, lights
• Full visual tune-up in 1–2 days

4. Perfect Finish After Contractors

Fix what others left unfinished, done wrong, or sloppy:

• Material mistakes (e.g., grout instead of caulk)
• Gaps, drips, squeaks, loose elements
• I bring it to the level it should’ve been done from the start

5. Handyman Tasks – by list or on the go

Full range of non-licensed handyman tasks, whether pre-listed or on-site:

• Work from a client-provided list (One-Day Honey-Do format)
• Hanging, mounting, fastening, sealing
• Curtain rods, shelves, locks, hinges, drywall, small fixes
• Adjusting hardware, handles, latches
• Mechanical installation of lights, doorbells, cameras
• I also fix small unnoticed things as I go

6. Emergency Handyman Visit – $500 flat + hourly

Urgent response. No waiting.

• $500 includes travel and first hour
• After the first hour:
– $85/hour (7 AM–7 PM)
– $170/hour (7 PM–7 AM, weekends, holidays)

What I don’t do

Tasks requiring licensing, permits, or posing high risk:

• Electrical (all types require a license)
• Plumbing (all types require a license)
• HVAC systems (all types require a license)
• Propane or fuel systems (all types require a license)
• Structural changes, load-bearing walls, framing (all types require a license)
• Work above the second story
• Fire-hazardous, explosive, toxic, or specialized tasks

If it’s out of scope — I’ll say it clearly.
If needed, I can recommend a licensed contractor.
